We are looking for an experienced tenant to create a thriving pub business at The Abingdon Arms, Beckley, not far from the centre of Oxford. Free house with no ties and living accommodation.
about the pub
The Abingdon Arms is a traditional, Grade II listed, Cotswold stone public house dating in parts from the early 1700s. It is situated in the delightful village of Beckley to the north-east of Oxford, and surrounded by several other attractive villages which have traditionally considered The Abingdon Arms to be their “local”. The affluent village of Beckley has a well-established and highly-rated primary school, a medieval church and a brand new village hall. With good access from the A34 and M40 it is a popular destination pub and mecca for cyclists, walkers, and bird watchers with the famous Otmoor Nature Reserve only a mile away.
OPERATING & PRIVATE FACILITIES
The pub has an attractive interior with a traditional wooden-beamed bar area and seating for 20 with a wood-burning stove. There’s a separate dining area which seats another 30+ with the potential to develop. And, with a well-equipped trade kitchen, there is every opportunity to expand food sales considerably. Outside, there’s a terraced, well-appointed beer garden with plenty of seating and incredible views across the Otmoor Nature Reserve and the Oxfordshire countryside.
The spacious upstairs private accommodation is suitable for a couple or family, and includes three bedrooms, bathroom, kitchen/landing area and lounge – again with lovely views.
To the delight of many, The Abingdon Arms was recently purchased from its previous pub company owners by the Beckley and Area Community Benefit Society. It is now free of all ties and, as the new tenant, you will be free to create your own business. Your own beer, wine, food, business and profit, The Abingdon Arms will have full support of locals who simply want to see a thriving village pub for all to use.
Based on our knowledge of previous tenants’ levels of trade, our business plan envisages turnover of £275k in the first year, growing to £400k by year five (see our detailed Business Plan here).
- Rent – £23,000 + VAT in the first year, payable monthly in advance
- Security deposit – 3 months’ rent
- Fixtures and fittings – estimated at £11,000 (subject to professional valuation)
It’s vital for the pub to succeed that we find the right tenant. The following are some broad guidelines on what the successful tenant is likely to offer (but we are open to be persuaded by you that your qualities are what we need!):
- Engaging personality, self-motivated, hardworking and hands-on approach
- Ability to create a warm welcoming and friendly pub
- Passion for real ales to wine, food and great service
- Previous experience running a successful pub or restaurant
- Commercial acumen and marketing experience
- Ambition and determination to succeed and expand the pub’s business in the future.
Relevant industry experience and a Personal Licence are essential.
