The Abingdon Arms is a traditional, Grade II listed, Cotswold stone public house dating from the early 1700s. Situated in Beckley, to the north-east of Oxford and not far from Oxford city centre, this affluent village has a highly-rated primary school, and a village hall that received an award from the Oxford Preservation Trust in 2018.
The building has a comfortable, traditional interior and delightful beer garden with beautiful views across the Otmoor Nature Reserve. It has welcoming log-burning stoves, is child and dog-friendly, and is frequented by walkers, cyclists, birdwatchers and visitors from Oxford and the wider area.
The only pub in the village, The Abingdon Arms was purchased in 2017 by the local community in an impressive and swift fund-raising effort and is now owned by the Beckley & Area Community Benefit Society Ltd (BACBS). While the majority of the investors are in Beckley and surrounding villages that view The Abingdon Arms as “their local”, other investments were received from across the UK and as far afield as the USA and Canada. Since taking ownership BACBS mobilised a great team of volunteers to refurbish the pub. More recently, BACBS organised the complete rebuilding of the pub’s toilets so that the pub building is now fully accessible with appropriate toilet facilities for any customers with restricted mobility and for parents requiring baby-changing facilities.
Our current tenants reopened the pub for business in July 2017 and have since then developed the business and, along the way, have received notable awards (Good Beer Guide listing, Sawday Community Pub of the Year, 2018) and reviews. This puts The Abingdon Arms in a positive trading position for excellent new tenants to take the pub from strength to strength.
The trading area is traditional and wooden-beamed, has an integrated bar/seating area and a separate dining facility. The pub currently has 50 covers delivered from a spacious catering kitchen and there is every opportunity to expand food sales further. Outside, there’s a small front terrace with seating and to the rear a terraced, well-appointed garden with around 50 further covers as well as a potential separate smoking area. There is a private car park for around 12 vehicles plus on-street parking.
The spacious upstairs private accommodation is suitable for a couple or family, and includes three bedrooms, bathroom, lounge and landing/ kitchen area, and is in generally good condition.
Like many village pubs, as well as serving the local community, The Abingdon Arms’ viability depends on it being a strong destination pub, so the right food offer is key. We are confident that with the right offer and strong proactive marketing targeted at the various different potential customer groups, the turnover can be significantly higher than has been achieved to date.
